Expect a tsunami of upcoming evictions as the CDC eviction moratorium comes to an end on Aug. 1.
 
There is a backlog of evictions in the pipeline and there is currently an effort to prevent some of these evictions as well as avoiding the evictions from ever needing to be filed by tapping into the millions of dollars of rental assistance money that is available. Whether you represent the landlord or the tenant, it would be helpful to your client to know how to tap into these available funds.

The site does a good job of explaining the income requirements for tenants as well as the other program requirements.
 
If eligible, the tenant can receive up to three months in unpaid rent and late fees.
 
The application for rental assistance can be daunting for some landlords and tenants, and if there are any lawyers reading this who would like to offer assistance with helping landlords or tenants with completing the application, contact Eric Buetens at ebuetens@gmail.com.
 
For those evictions that are already in the judicial eviction pipeline there is currently an effort underway to allow more time for the landlord and tenant to work out a settlement before the case is set for hearing.
 
Tenants who have an eviction on their record find it very difficult to qualify for future rentals and there may be a process being developed by the courts to seal eviction filings until there is a court ruling. If this process can be worked out in detail, be approved and implemented it would allow tenants who agree to voluntarily leave the property to avoid the stigma of having an eviction on their record.
